Move-Out Cleaning: What It Takes to Get Your Deposit Back

Most deposit deductions come down to a handful of predictable misses. Here is exactly what landlords and property managers inspect, and how to leave a property that passes.

Security deposit disputes almost never come down to something dramatic. They come down to the oven, the fridge seals, the window tracks and the baseboards — the same short list of items, on nearly every inspection, in nearly every property in the valley.

Property managers are working from a form. Knowing what is on that form is most of the battle.

What inspectors actually check

  • Inside the oven, broiler drawer and range hood filter
  • Inside the refrigerator and freezer, including door seals
  • Inside every cabinet, drawer and closet — including the shelving
  • Baseboards, door frames, light switches and outlet covers
  • Window tracks, sills and blinds
  • Bathroom scale on glass, chrome and around the toilet base
  • Ceiling fans, vents and light fixture covers
  • Floors: corners, edges and under where appliances stood

The misses that cost the most

Three items account for the majority of deductions we hear about. The first is the oven — cleaning it properly means removing the racks and letting a cleaner sit, which takes hours, so it gets rushed or skipped. The second is window tracks, where desert grit compacts into a solid line that needs vacuuming and then scrubbing. The third is what was hiding behind the appliances, which nobody sees until the moving truck is loaded and the fridge finally rolls out.

A fourth deserves a mention: the garage. Oil spots, cobwebs and the dust on the shelving are all fair game on an inspection form, and almost nobody cleans a garage on the way out.

Clean in the right order

Always clean an empty property. Move everything out first, then work top to bottom and back to front — ceiling fixtures, then upper cabinets, then counters and appliances, then baseboards, then floors, ending at the front door. Cleaning around furniture guarantees you will find a mark under it later, once you no longer have the cleaning supplies unpacked.

When it is worth hiring out

A full move-out clean on a modest two-bedroom takes one person the better part of two days if it is done properly. Against a deposit of a thousand dollars or more, professional move-out cleaning is usually the cheaper option — and it comes with a walkthrough, so anything short of standard gets fixed before you hand over the keys.
